The costs of property management in San Diego can vary widely depending on several factors, including the type of property (single-family home, condo, multi-family units), the scope of services provided, and the property's location within the city. 
 

Percentage of Rent

Many property management companies in San Diego charge a percentage of the monthly rent collected. This rate typically ranges from 6% to 8% for residential properties.

When a property management company finds and places a new tenant, they may charge a separate leasing fee. This fee often equates to one month's rent but can vary. We only change a tenant placement fee of $550.
 

Maintenance and Repair Costs

While not a management fee per se, Sunset Property Maintenance will handle in-house maintenance and repairs for $70 / hour, and the costs for these services will be passed on to the property owner. We do not mark up fees from third-party vendors and subcontractors. 
 

Lease Renewal Fees

Sunset Property Management charges a $150.
 

Eviction Costs

In the unfortunate event of an eviction, there are legal fees and court costs in addition to the property management's service fees for handling the eviction process.
 

Vacancy Fee

Some management companies charge a monthly fee when a property is vacant, but we do not. It's something to watch for in other property management companies.
 

Late Fee Split

In some cases, if the property management collects late fees from tenants, a portion of this fee may be kept by the management as part of their compensation.
