Contrary to most apartment rental companies, we focus on creating value through preventative maintenance, common area upkeep, aggressive leasing and efficient operations. For Apartment buildings with 2 units or more, you can expect to pay a monthly Management Fee of 5%-6% and a one-time Tenant Placement Fee of $450.

Leasing

  • Understand and facilitate owner’s objectives and goals.
  • Complete listing and management services.
  • Marketing of vacant space to local brokers and the public.
  • Sign placement fee of $75 for a professional Realtor T sign or a free H frame corrugated double sided yard sign.
  • Reviewing, verifying and approving property improvement and project expenses
  • Lease option renewals

  • Negotiate and promote lease renewals

Accounting

  • Distribution of owner draws
  • Accounts payable and receivable
  • Rent collection and CAM collections
  • Preparing and mailing customized monthly, quarterly and year end financial reports
  • Research/recapture owner slippage on NNN and Modified Gross properties
  • Financial statement review and auditing
  • IRS and FTB reporting
  • Quarterly and year end CAM budgeting and reconciling
  • CPI adjustments

  • Implement a 1,3,5 year increased NOI plan
